Watch it done in the app. · Watch on YouTube

Eight apps, ranked for one person who inspects buildings and hands over a report, on the things that matter on site: how fast an item is recorded, how many photos it can carry, whether the report is free to export, whether your phone and your tablet see the same projects, and what the one-star reviews complain about. Ratings and prices are from the App Store on 18 September 2026. We make one of these apps; it is in the list with the same scrutiny as the others, and every fact is checkable on the listings.

The four kinds. Rank inside the kind you need; a team platform is not a worse inspector's app, it is a different tool.

Site Audit Pro

4.83 (11,225) · £12.90 one-off + Cloud · best for solo inspectors who want to pay once.

Ten years at the top of the category. GPS and time on photos, a signature, eight report designs, CSV. Sync, several photos per item and due dates need the Cloud subscription, billed per device. If you never want a subscription and you work from one device, it is still the safe choice.

Punch List AI

New (4 months) · Free + Pro $9.99/mo or $59.99/yr · best for inspectors who want the write-up drafted from the photo.

Ours, so read the rest of the list first. The one thing nobody else does: photograph the defect and get the title, description, trade, severity and fix drafted for review. Free iCloud sync, room-by-room checklists, closure evidence printed Before and After, CSV with photos, export on the free tier. Two report looks against Site Audit Pro's eight, iOS only, and zero ratings so far.

The reason it is on the list: the item drafted from the photo, for your review.

Fieldwire

4.8 (13,754) · Free tier, then per seat · best for teams coordinating subs on drawings.

A team platform, not an inspector's notebook: plan pins, task assignment with notifications, scheduling, a web app. Per-seat pricing makes sense for a crew and not for one person. Where solo inspectors go when they hire.

Site Report Pro

4.69 (627) · Free + subscription · best for report design first, one device.

Forty PDF themes, XLSX export, a blur tool, up to eight photos per item, sign-off signatures added this year. The top complaint in its reviews is the lack of sync between iPhone and iPad.

SnagBricks

4.6 (146) · $9.99 one-off · best for a tidy list with a one-off price.

Predefined lists, copy project, PDF and Excel, offline, no sign-up. Ten photos per item. No sync, no closure evidence, no GPS. Fair value if a simple list is all you want.

Punch List & Site Audit Report

4.63 (3,556) · Free + subscription (~$6/mo) · best for large install base.

It shows up first for the search term. Recent reviews centre on the PDF export and more than two photos per item sitting behind the subscription. Check the paywall before a full walkthrough.

Site Audit for Snag Punch List

4.5 (319) · $4.99/wk, $9.99/mo, $59.99/yr · best for cloud sync and assignment on a subscription.

The same monthly and annual price as Punch List AI Pro, with a weekly option. Cloud sync, assignment and comments. No AI draft, no checklists.

Snag List: Audit & Report

4.6 (211) · Free + subscription · best for custom fields.

Custom fields are the selling point. Reviews ask for multiple photos per item and a Word export. Last updated in 2025 at the time of writing.

How to choose in an afternoon

  1. Install two. Walk the same three rooms with each.
  2. Count the taps from 'I see a defect' to 'it is recorded'.
  3. Generate the report on both and email them to yourself. Keep the one you would send a client.
  4. Read the paywall before you commit: export must be free, and sync should not cost per device.
  5. Read the one-star reviews. They describe the day the app failed someone.

Questions people ask

Which snagging app is free?

All eight have a free download; the difference is what the free tier lets you export. Punch List AI exports a watermarked PDF and CSV free. Rojao's and several others put the PDF behind the subscription.

Which app syncs between iPhone and iPad?

Punch List AI, free, through iCloud. Site Audit Pro through its Cloud subscription, per device. Site Report Pro and SnagBricks do not sync.

Is there a good Android snagging app?

Site Audit Pro and Fieldwire run on Android. Punch List AI, Site Report Pro and SnagBricks are iOS only.

Why is your own app second and not first?

Because ten years and eleven thousand ratings are worth something, and we have four months and none. On features for a solo inspector we think it is ahead; the comparison page shows exactly where it is and is not.
