Step by step
- Photograph it straight on, with a tape or a coin for scale, and again from further back to show the opening.
- Measure the widest point and write the number; a crack that is 1 mm today and 3 mm in six weeks is the finding.
- Look outside at the same corner for a stepped crack in the brickwork.
- Grade low for hairline and stable, medium if wider than 2 mm or recurring after filling, high if displaced, stepped outside or growing.

For anything you grade medium or above, yes, a dated photo with a scale beside it is a crack monitor a client understands.
Does the builder have to fix hairline cracks?
In the UK, warranty tolerances generally exclude cracks under about 2 mm from being defects; they are usually made good at the end of the defects period rather than at handover.
